Rental property financing

DSCR loans for rental property investors.

Buying a rental or refinancing one you already own? Explore financing focused primarily on the property's cash flow.

Summit Commercial Capital works with multiple investor-focused lenders to help identify a program that fits your property, borrowing needs, and plans.

How it works

Start with the property and the numbers.

DSCR stands for debt service coverage ratio. It compares qualifying rental income with the property's debt-service costs, using the lender's calculation.

DSCR programs generally focus on rental cash flow rather than traditional personal-income qualification. Lenders still review credit, liquidity, property details, and other requirements.

What lenders usually review

  • Property type, location, value, and purchase price
  • Lease income or supported market rent
  • Requested loan amount and leverage
  • Borrower credit and cash reserves
  • Ownership structure and experience, where required
Ways to use DSCR financing

A financing path for your next rental move.

Buy a rental

Explore financing for an eligible investment property you plan to rent. Property and borrower requirements vary by lender.

Refinance an existing loan

Review potential rate-and-term options or a permanent financing path after a qualifying property is stabilized.

Access available equity

Consider cash-out refinancing where permitted, subject to equity, seasoning, rental cash flow, and lender limits.

Questions before you start?

Do I need W-2 income?

DSCR programs generally qualify the deal primarily around property cash flow. Lenders may still review credit, liquidity, experience, and other borrower information.

Can I close in an LLC?

Many programs accept eligible business entities such as LLCs. Ownership structure and guaranty requirements vary by lender. You can leave the company-name field blank on the initial inquiry if it does not apply yet.

Can a first-time rental investor qualify?

Some programs consider first-time investors. Eligibility and leverage depend on the lender, property, credit profile, and available reserves.

What rates and down payment should I expect?

Pricing and leverage depend on the property, cash flow, borrower profile, and current lender terms. Summit reviews the deal before discussing applicable options.

Is financing available in my state?

State availability varies by lender and program. Include the property's state in your inquiry so Summit can check coverage.

Is this for a home I will live in?

This page is for business-purpose investment-property financing. DSCR rental programs are intended for eligible non-owner-occupied properties.
